Land charge, how high is it?

we are buying a house, now the amount of the land charge is in question. The property costs us €245,595. The ancillary costs + kitchen will be repaid in a private loan from Hanseatic Bank. The loan for the house is from the DSL Bank.

How high is the land charge now – €289,400?

Maybe you should say specifically what you are financing. The screenshot only mentions financing of 289.4. If a private loan is involved, it is usually not secured by the land register. But only you, dear OP, can tell us that...

Is this an offer that was made 5 years ago? 2.79% eff. with a maximum 15-year fixed interest period doesn't sound exactly cheap. Not even with 110% financing.
