Land chaos - What are floor area ratio etc.?

Hello home builders,

whoever trusts is abandoned... at least that's how I feel right now.

We have a nice plot of land in Falkensee, near Berlin, in prospect.
It is located in the 2nd, rear row. Construction will be done with a prefab house company.

For this 'plot of land' there is a development plan that unfortunately contains things I do not understand.

Our house:
Living area not quite 151 sqm
Dimensions of the house approx. 11x11m (not quite square, so here and there a corner less)
1.5 stories with 220 cm knee wall in the upper floor.

Plot:
Divided into 2 parts on the cadastral map.
One is the driveway: 3m wide and not quite 40m long (runs past the front plot)
The other part approx. 20 x 23.
All in all about 788 sqm

The development plan specifies a value of site coverage ratio of 0.12. There is no floor area ratio value.
Furthermore, a max. building footprint of 150.
Number of stories: II

Now I would like to know whether our house fits on it or not.

What exactly is the site coverage ratio? The foundation slab? If not, what else?
What is max. building footprint?
Do the sqm of the driveway count toward the calculation of the site coverage ratio, or only the plot itself?

If anyone wants documents, just let me know.

With a knee wall of 220cm, I rather believe that the building is two stories, which is allowed according to the development plan. ;)

The floor area ratio (Grundflächenzahl) indicates how many square meters of land area you are allowed to build over. This also includes garages and driveways.

For a plot of 788 sqm and a floor area ratio of 0.12, you are allowed to build over a maximum of 788 sqm x 0.12 = 94.56 sqm. However, the permissible floor area ratio may be exceeded by 50% due to the floor areas of driveways and garages. That means a maximum floor area ratio of 0.18.

This is regulated in the current Building Use Ordinance (--> Baunutzungsverordnung §19).

For your house with 11m x 11m = 121 sqm floor area, it looks bad, since you already exceed the floor area ratio by far with your house.



Are you sure that you read building footprint? The maximum floor area of 150 sqm would not fit the floor area ratio at all :confused:
