Land and calculation for a wooden house - realistic price?

We are currently wondering how we need to calculate... and are still at the very beginning.

Is 1600 / sqm realistic for a prefabricated wooden house (Swedish house) KFW 55?

According to the company’s website, they offer it from 1500 / sqm. When I inquired with the company, they told me that it is indeed KfW 55, but with basic equipment. 1600 / sqm is quite okay for somewhat better equipment.
We really like a 110 sqm house from that provider and so far have had no change requests regarding the floor plan etc. We want to build without a cellar.
That would mean only 176,000 euros for the turnkey house. (I will probably only know more when I read the actual construction description, which I do not have yet since we are just at the start.) Could that be right?

Plots (about 700 sqm) here cost between 18,000 and 40,000 euros. Of course, there are also more expensive ones, but they are either too large for us or in an absolute prime location, which we don’t really want/need.

2. Notary and property taxes are supposed to be around 7% together here. My husband thinks they are calculated on the land and then an expected mortgage can be registered. Since he is a lawyer and also knows some notaries, I hope that is correct.

If I calculate 30,000 euros for a plot + approx. 3,000 euros for notary and property tax, we would actually first come to about 200,000 euros without garage and exterior work.

What should I expect to pay for exterior work and an average carport (for 1 car)?

What additional costs could still arise if I now optimistically assume that everything is already included in the 1600 euros / sqm (i.e., soil survey, foundation slab, earthworks, etc....), which, as mentioned, still needs to be clarified in detail.

You can expect 250 thousand for everything, you probably also want other tiles, etc.

Regarding the cost estimate... there are so many unknown factors that can push the costs in all directions. These include:
Land: location and layout (where are the connection points, are they even already on the property or are the lines only in the street, rear property, slope)?
Soil conditions, contamination, load-bearing capacity, peat soil or alluvial sand area, flood zone - partly only answerable after a soil survey?
Property tax - is levied on the total amount in tied transactions (e.g. land and house from one source, or land purchase tied to construction with construction company XYZ).

There is a small list of incidental costs from a construction expert here - which is usually not wrong as a guideline.
As for the house construction costs themselves - without knowing the provider and their service descriptions, you probably cannot assess that. However, I doubt that items such as: soil survey, sewer and connection work, earthworks, disposal / replacement are included, as well as floor coverings, painting / plastering work inside the house.

The internal development is missing. Electricity, gas, water, telephone, street connection to the technical room. That quickly becomes €5,000 - €8,000. Soil survey. Building application and depending on the development plan: e.g. cistern, etc. Then comes the question from the lady about how far the turnkey company is, is the base plate included in the price, etc. So first, read the building description anyway.

So please calculate a whole lot more. I'd say €300,000 and a bit more... shock. But the more you deal with it, the more costs suddenly appear.

We were once at €300,000 in our planning. Quickly then at €320,000. Not long after at €350,000. Now on Monday our building notification will be sent out and without the exterior facilities we are at €400,000. And no: we have not increased our demands, but rather reduced them or with changes that made it more expensive took something else out.

Thank you for the answers. I am also one step further, as I found a sample construction description from the company online.

Included in the scope of services are:

- Planning of design, construction, execution, preparation of structural evidence, optionally also the building permit (additional costs here)

- Construction management

- Foundation on a thermal foundation with underfloor heating, which is installed on all floors (optionally also a highly insulated thermal foundation), including earthworks.

- Walls and roof, as well as their structure/construction according to KFW 55.

- Air/water heat pump and ventilation system

- A ventilated wooden facade with a colored paint in vertical design

- Wooden windows with triple-glazed insulation

- Main and secondary entrance doors

- Electrical installation according to DIN standard with individual planning for sockets and switches.

- Sanitary ceramics in Idealstandard.

- Ceramic tiles laid, can be chosen from a predetermined range, others are of course available at an extra charge.

- Standard flooring: a matte lacquered oak parquet with skirting boards.

- Painting work: all walls and ceilings plastered and painted twice with dispersion paint.

I don’t know more details yet. But it will probably be on one level.

You can’t even look quickly enough how you have exceeded €300,000 We built a Kfw55 prefab house without basement, without land, without outdoor facilities for about €280,000. All in all we are now well over €400,000
