KFW 461 - Complete renovation to energy-efficient house - Residential units

Hello everyone,

I have been reading here for a long time, have already gathered countless pieces of information from the forum (many thanks at this point!) and now have a question to which I can't find a concrete answer.

We plan to renovate our house built in 1978 to a KFW efficiency house. Which level we have to reach, we will have to see. Basically, I am interested in how it works with the residential units.

I will now write down as an example what is on my mind:

Suppose we achieve 40 EE with investments of €150,000, we get a grant of €75,000 (for one residential unit).

Suppose we achieve 40 EE with investments of €300,000, we get a grant of €150,000 (for two residential units).

Suppose we achieve 40 EE with investments of €450,000, we get a grant of €225,000 (for three residential units).

Furthermore, assuming that the full €150k/€300k/€450k are eligible for the subsidy. Am I basically seeing this correctly? Or do I have a block in my head and am missing something crucial?

The calculation is correct. Please do not forget the construction supervision costs. For up to 2 residential units €10,000 and for 3 residential units €12,000 at 50% as a grant.

The number of residential units cannot be increased afterwards. Nor can the costs.

So it is better to apply for 3 residential units, specify the corresponding max. costs and see how many are actually built and possibly adjust downwards when applying for the payment. The grant will then be automatically reduced. An increase, however, is not possible.

The energy consultant was on site with me this week. He recorded the whole house with all details for 4 hours. Naturally, a flood of information came at me, and not everything stuck. We have been thinking for a long time about what we want to do. New construction, renovation, renovation with an extension, etc. So far, we had actually been focusing on the subsidy for individual measures. We were not really aware that in the case of renovation to efficiency house standards, funding amounts of this magnitude are possible. Well, now we are roughly calculating everything and seeing what approximately remains in the end.

We knew about the 50% on the construction supervision costs, and the energy consultant also mentioned it.

Planning 3 residential units and then correcting downwards if necessary is a good tip. Thanks @

To be honest, I'm not sure if you can get a house built in 1978 with investments of 150k to an energy standard kfw40 EE (wow!). Really 40ee?

That was really just exemplary. I simply took the 150k/300k/450k as the max. eligible costs.

There have been 2 residential units so far, which have actually been occupied separately for 30 years. Ground floor and attic. The basement has everything except a kitchenette. The idea from the EB was that one could consider three residential units due to the subsidies. Whether you then go for 40EE, 40 standard, 55, ... you just have to watch/calculate. The 150k/300k/450k are really just examples. But with 300k, you can of course do significantly more. And with 450k, phew.
