Is the soil report of a property located 15.00 meters away usable?

Hello.
We have a soil report from a different property about 15m away from our potential plot.

1. 0.00 - 0.50m: sandy gravel; moderately difficult to drill / artificial fill / light brown / very moist

2. 0.50 - 1.40m: silt; fine sandy, very slightly clayey; stiff / loess loam / light brown

3. 1.40 - 3.70m: clay; silty, very slightly fine sandy, termination: no probing progress / stiff-semi-solid / weathering zone / dark gray / moist

Can someone from your side classify in which direction this goes regarding founding additional costs? Is a foundation rather simpler or straightforward with these soil conditions? Would you have an additional soil report conducted on our plot given the soil conditions at the neighbor?

I'm not an expert but "feeling-wise" I would say, founding is easy. Infiltration, on the other hand, = 0 - drainage problem. Constant additional costs for water disposal of sealed surfaces and wastewater with public disposal possibly higher than usual.

Always. The structural engineer needs the data anyway to do proper preparation. Some penny-pinchers don't seem to consider this who want to save on the soil survey including foundation recommendations. Then there is a risk surcharge in the form of more concrete and steel, which eats up the supposed savings again.

By the way, judging in an amateurish way, the subsoil probably has a problem with moisture, i.e., a basement will rather be more expensive if planned, and there is no topsoil for planting.

Our floor is similar. Additional costs arose due to the sealing against accumulating seepage water. Waterproof concrete basements were standard for us. Different insulation boards were required, and the light wells had to be connected to the drainage system. Under the floor slab, there was a layer of about 30 cm with capillary-breaking properties. However, a crucial point is the design water level; almost everything depends on that.

A basement is not planned. :)

Since the property has a slight slope (80 cm drop over 20 m), we want to level the property more evenly anyway with L-shaped stones. It is planned to have new soil delivered and spread over the property. What do you think intuitively, could we thereby also eliminate the mentioned problem of missing topsoil?
