Is the price for the city villa justified?

Hello future homeowners,

Yesterday we received the first estimate from our house builder and, as expected, it was quite over the budget we had set.

The offer briefly outlined:

City villa, detached, approx. 155m2.

Price: €224,429.85 (without land & additional construction costs)

So, now my question...

According to the seller, it is not common at Hanlo to grant discounts, but what you apparently do get are "vouchers" for the customization.

However, the calculation already includes the floor coverings we chose, which differ from the construction service description. Of course, there are a few other things to consider, so in itself "vouchers" are okay.

But with these, we probably won't spend much more than the discount we want.

Our stated budget was max. €210,000.00.

What do you think, how much can one still negotiate/get out of this? Aren't 10% or even more common?

The foundation slab and earthworks are included.
The heating system is an air-to-water heat pump, which has both an indoor and outdoor unit.
Unfortunately, the windows are only double-glazed.
The house itself is guaranteed to be a Kfw70.
In terms of wall construction, the interior-facing walls have only a gypsum fiberboard after the insulation, and the exterior walls are additionally coated with a PE film.
Other providers also include an OSB board here.
Additionally, the price includes a kitchen voucher worth €3,500.00.
Otherwise, the house is move-in ready.
Regarding the products, for example, the laminate is from Parador, the heating is from Rotex. Sanitary fittings are from Keramag, Ideal Standard, Koralle, Grohe.

Of course, one does not want to compromise on quality, but getting the most out of your money is definitely a priority.
It is just incredibly difficult to assess the provider; one does not build that often...

We are very uncertain whether the offer is worth the money.
