Is the planning realistic? Cost breakdown/size/requirement

For expenses related to the pool, the awesome piece from should not be the benchmark (forgive me...) 8x4x1.5m is pretty much the average, in this size you can also get something nice for under 20k even outside of steel wall pools. There are no limits upwards, but it can simply be cheaper.

First of all, thank you for your answers! Our budget could be extended by 100,000 to 200,000€ – if it were absolutely necessary to align wish and reality. However, I think it would make sense to consider a living area around 180m2... The 200m2 stem from preconceptions, more from my fears of too small a house than from realistic assessments of our space needs.

Regarding the calculation for the pool: The costs referred to a rivierapool including cover and technology for a total of just under 29,000€ + 6,000€ buffer for creating the connections.

For heaven’s sake, it should not come across like that. We are far from a "the world belongs to us" fantasy *laugh* Actually, the topic just overwhelms us a bit ... clarifying hard facts was quite easy: Buy land Define financial framework Negotiate conditions

Until then, we had always said – we deal with the topic WHAT we want only when all framework data is agreed. When all that was done ... and the WHAT was on the table ... – it became complicated. What emerged in the end: - No basement - Pool in the garden - Active air conditioning - KNX – although KNX is a broad term ... I am aware of that - Double garage - Photovoltaic system

THAT + our (planned) budget ... were on the table before talks with providers and that forms the basis of my post.

Create a room program
Write down what must be included for you.
Wardrobe cabinet for 100 pairs of shoes
Kitchen with island
Dining table 120x250 cm
Shelf for 1,000 books, 7 m high to the ceiling
Bed should be the solid one from Xy, which is 240 x 240 cm, etc.

Measure everything in model homes, your own apartment, at your parents’ place.
Wardrobe too small
Dining area optimal, etc.

Visit model home parks

Draw your furniture from the room program into floor plans to scale. Consider the need for extended chairs at dining places

We thought for a long time about whether we would use the basement .. and for what. In the end, the note said "Weihnachtskugeln" and "Technikraum" ... - and that was the end of the basement chapter.
