Is the payment plan overall okay?

Hello everyone,

we have decided on a construction company that will build a turnkey house for us on our property. So far, the company has made a good impression. Only with the payment schedule we are not sure if it is okay, as we have no experience with this at all? The payment schedule:

3% after receiving the order confirmation
5% after completion of the planning submission
7% after the start of earthworks
15% after completion of the ceiling above the basement/cellar
15% after completion of the ceiling above the ground floor
10% after raising the roof truss
10% after the start of window installation
15% after completion of the interior plaster
5% after screed installation
5% after the start of tiling work
10% upon acceptance

Is this okay or do you see any problematic amounts or timing? Thanks in advance!

From my feeling, the house is overpriced in every section. You have already paid over 60% of the house before the windows are even in. That may not necessarily be bad - if the company goes bankrupt, then you have a problem.

I find this "after the start..." strange. For us, everything is "after completion..."

are 15% without anything visible from the house

15% after completion of the ceiling above the basement/cellar
15% after completion of the ceiling above the ground floor
10% after erection of the roof structure

are 55% without a sealed roof

10% after start of window installation

are 65% and the house is still not sealed. "Start" can mean one window is in, the rest not yet...

15% after completion of interior plaster

that’s already 80% !!
And there is still quite a bunch missing.

5% after screed installation
5% after start of tiling work

10% with the acceptance
that’s ok

They won’t do more? What about electrical + sanitary?
I don’t read anything about painter/flooring, are you doing that yourselves?

That is very often the case and not unusual that not every trade is mentioned.
The more detailed, the better, but as already said: it is very often like that. Also that you pay more than 50% for a tight house.
For planning etc., 5-10% is okay.

Some small things like the ones already mentioned would also bother me.
However, the payment schedule is usually notarized by the companies. You can't just change anything like that easily. That can have devastating consequences for a company.

Is there even the possibility of negotiating the contract and the payment plan? Overall, I would prefer to focus on clauses like "assignment of the loan disbursement," "assignment of the instruction for disbursement," "assignment" of the house rights," etc. The payment plan is a topic of its own, since even the completion of a trade is never clear-cut. Is the window installation only completed with the final adjustment of the opening mechanism before handover? Not to mention the "start." The best payment plan is useless if the construction company can request money from your loan at the bank at will and it then flows directly into their account.
