Is the bearing capacity of the building ground sufficient at 3 meters?

Hello dear community,

we are planning to build a house on our property (bungalow with slab-on-grade).
Yesterday it turned out that at our direct neighbor (currently building) during the basement excavation it was found that the soil is not load-bearing from 3m downwards. They carried out a soil replacement (high costs).

Now we are afraid that this might affect us as well.
My question is: For the bungalow without a basement, you only have to dig max. 1.5m deep. Is this still a problem and does everything have to be replaced as well, or is the load-bearing capacity within the first 3 meters sufficient?

Our soil report will be done later, but I would already like to get some opinions from you in advance, as we are quite tense at the moment.

We would appreciate any information.

Assumptions about the load-bearing capacity cannot be made by anyone - not even an expert. Wait for the [Bodengrundgutachten].

Please phrase more precisely.

Is the soil not load-bearing in the first 3 meters of depth, or is the soil not load-bearing from 3 meters depth onwards? That makes a difference.

Why is something like this only discovered at the neighbor’s during excavation? Was there no soil survey done there?

I would always have my own soil survey carried out regardless of the neighbor, now especially in your case, and definitely ensure a proper drilling depth.

Anything else (waiving a survey) can only be described as negligent, naive, and stupid.

Hello,

according to my neighbor, the first 3 meters are load-bearing and only FROM 3 meters there are layers that are not load-bearing.

No, the developer has assumed liability that the soil is fine or to cover the costs if any arise.
However, we are personally having an expert report done. Unfortunately, that will still take about a week and until then we are sitting on pins and needles.

Until then, you put your feet up and do nothing. Because you can't change anything about it. The geologist has to think about it and then give a statement.

might possibly have to go a bit off-topic.

In new development areas, soil surveys should or must be carried out, for example if you are the first in your area, etc. But how does this behave, for example, with infill plots in urban areas where everything around was already built up 10 years ago?

Requests to the city might be answered that none would be needed.

How should one assess something like that?
