Is it possible to divide a 40m² apartment into two units?

oh sorry I forgot to mention or mark that... the kitchen (small kitchenette) should basically be where the bathtub is now. That way you would have about 2 equally sized rooms.

The room with the kitchen could then (for example to a student) also be rented out. The other room should simply be available free of use. Of course, it could also be that we just rent out the entire apartment, everything open. It is just important to us to have 2 separate rooms accessible independently. The idea of two apartment units (with bathroom and kitchenette), as already mentioned, is not really feasible.

Now first think about what you actually want and then clarify what is legally/ allowed by the [Eigentümergemeinschaft]. Renting out two rooms separately when only one has a kitchen, I would be thankful as a tenant without a kitchen.

I have had that suspicion from the very beginning, which is why I have hardly commented here anymore. However, I have to say, the way the OP is acting and almost refusing to think for himself, it - hopefully - won't amount to anything anyway.

In my last message I already wrote that in case of renting, only the room with the kitchen will be rented out (e.g. to an (exchange) student, while the other room remains free for the owner).

To avoid the issue with the homeowners' association/technical feasibility/etc., I thought to simply reduce the bathroom size to enlarge the area with the kitchen and plan it as a living kitchen.

Airbnb would have just been an additional option for vacancies, etc. I really don’t understand why one has to react so negatively to that immediately.



I don’t understand how I am refusing to think here? I had an idea, it was rejected here, I accepted it and posted a counterproposal. Anyway, if someone doesn’t like this thread, they shouldn’t respond!

I will discuss everything next week with a professional. Thanks for your input. Thread can be closed.

Well, in short, it's just a crazy idea. 40m² is already tiny, trying to get a second living unit out of that is simply nonsense and certainly not legally feasible. Partitioning off a second room is more doable but in my opinion hardly makes sense either. Simply relocating the bathroom and kitchen is also going to be difficult; there are probably pipes in the wall.
