Hello everyone

We have bought a house. Is the existing heating oil that is still in the tank not also included in the purchase price as part of the house? Is it common to have to pay the previous owner for it separately?

How is it with minor defects (e.g. toilet flush etc.)? Is the former owner obligated to fix that or do I have to take it over as is?

Thank you very much for your feedback!

Hi Samy12,

these are usually things for which there are no rules, but agreements or prior information. It's basically like buying a car (just on a bigger scale) bought as seen - with an empty or full tank! ;)

Yes, I can only agree with my predecessor on that. If it were about a rental apartment or a rental house, then the owner or landlord would be obliged to take care of the repair of the toilet flush, etc. But when buying a house, one aims to become the owner and must therefore bear the consequences. Unless the seller and buyer agree (contractually) on the elimination of certain defects.

Hello sammy,

When buying a house, it is already common to agree beforehand on what still needs to be done and what not. But that you have to take over the heating oil, I have never heard of that. Normally, that belongs to the house purchase unless separate agreements have been made.
