Well.......southern Germany is large. For certain regions that is certainly true, but you also have that elsewhere. I come from the north of BaWü and still observe the market somewhat. Compared to the current Dresden metropolitan area, I should rather move back there, as prices are now higher here. Such a statement does not always fit across the board; I am more often surprised by the sometimes low prices down there. As I said, partly and regionally different.

I even offer you that in top locations in the Ruhr area.
In the state capitals and other top cities, I have clients who sell up to €25/30k per sqm. An underground parking space costs an additional €70k.
THAT is crazy. But it is still paid without complaints.

I live in southern Germany in a spa town with highway access (I know, that’s contradictory). Prices here are about 3000 / sqm max. 90 km to MUC and 30 km to Rgbg.

Well, the highway is already about three kilometers away as the crow flies. So it has no impact on us up here ;-) But good to know, if I ever want to nestle in an anonymous, soot-polluted area with way too many people around me in a nice battery cage, then of course I’ll spend at least as much as described above for this privilege to stand out from the crowd. But for that, you probably have to be at least "employed in IT". ;):p
