This is not necessary! The framework conditions for the plot that you describe allow for a semi-detached house development ... even if divided by a homeowners' association (one shared entrance, behind the HET the residential units separate).We also already looked as a last resort at two own adjacent plots, but this would be associated with at least twice as high land costs. I personally do not see a homeowners' association even with "strangers" as a problem in the city.
If "should" disagreements arise in the coming years, a party changes by moving residence, a share of the homeowners' association is easier to sell than the alternative you initially described, since in fact only the shared HAR, like the entrance area, constitutes common property ;)
