This is not necessary! The framework conditions for the plot that you describe allow for a semi-detached house development ... even if divided by a homeowners' association (one shared entrance, behind the HET the residential units separate).

If "should" disagreements arise in the coming years, a party changes by moving residence, a share of the homeowners' association is easier to sell than the alternative you initially described, since in fact only the shared HAR, like the entrance area, constitutes common property ;)

Regarding question 1: We have to consider edge development on one side, so that in a semi-detached house development, one party would have a rather darker "tube". In addition, both parties find living "on one level" attractive.

At the moment, the other party would prefer the ground floor, we rather the 1st floor. Advantage of the upper floor: no additional space loss due to heating and more view. Advantage of the ground floor: no stairs and direct garden access. (From the 1st floor there will be stairs to the garden)

A single-sided attached detached/multi-family house on one floor would probably be even brighter for both parties than the 7x4m corridor of the middle house.
