Is expert qualification necessary for acceptance?

Good evening,

to prepare for the house acceptance, I am wondering whether I should involve a state-certified building expert. I have civil engineers in my circle of acquaintances who know their craft but do not work as experts. Does it carry more weight in enforcing the identified defects if they were recorded by an official expert? The house building company will bring their "independent" expert (affiliated with the [IHK]) to the house acceptance.

For you, it will probably be enough! But at the latest when it becomes official, you need someone who officially has training or proof.

You don’t need anyone.. but it is advisable. If you expect that something is wrong, you should possibly bring someone with a title along immediately.

if you know someone privately, that is more than enough for now. he can also look at the construction now and you can report defects if necessary. just because someone has a title doesn't mean the defect will be fixed faster or at all. whether something is a defect can often be looked up in some regulations/rules (DIN/VDE etc...). basically anyone who understands what is written there can do that. if the vde says that hot water must come after at most 1.5 liters and 5 liters are measured before warm water comes, I don't need an expert but refer to the said vde and the matter will take its course. a real expert will then be appointed by the court in case of a dispute. as long as the entire defect handling takes place between you and the companies, you only need someone knowledgeable who actually sees the defect (which you can be yourself, for example, by reading enough).

First of all, thank you for your opinions. I can well imagine that there will be something to criticize. I can already see some of that now. My only concern is that the opposing side will get more weight through their independent expert and that the identified defects will later only be resolved in court. Does a title expert also assess the defects or their repair costs financially during acceptance? Theoretically, I should be able to withhold part of the final payment until the defect is rectified. My acquaintance might be able to make a rough estimate.
