Hello everyone,
I am brand new here in the forum and have a question for you right away.

My partner and I have been planning to build a house for quite some time.
Now it's getting serious. The plan from a friend who is an architect will be ready soon, and we can start getting offers :)
But I just want to hear your opinion on the topic of financing.
About our situation:
We are both 23 years old.
Monthly net income:
Partner: €1,300
Me: €1,850
In total then: €3,150

We are not married yet, have no children, live RENT-FREE (thanks to Mum and Dad) ;) Both have secure jobs (I know... what is secure nowadays?)
The plot of land is available (and again thanks a lot to Mum and Dad)
And then there is an additional €50,000 in equity.

It will be a completely normal little house measuring 9x10m with a gable roof and basement, without bay windows/dormers or anything else. The heating method will be an air heat pump with underfloor heating and a Swedish stove on the ground floor. (We thought about this for a long time and gathered plenty of information)
It should be a solid house, built by a local construction company (where we will get the first offer today).

We estimate the shell construction costs to be about €100,000-130,000 and up to completion around €250,000-280,000.

Now my question:
Do you think this is feasible?
Friends and acquaintances all say that this is very doable for us.
Also considering the monthly costs that a house causes.

But since we are both rather cautious people, we want to hear a few other opinions as well :)

THANKS in advance :)

Existing building plot + equity capital of 50,000 euros, construction costs approx. 280,000 euros. Considering that you also need a few euros for furnishings, etc., I assume a financing amount of approx. 250,000 euros. Depending on how exactly the financing is structured, you can expect a monthly burden of 1,200 - 1,500 euros. It should be feasible - but you will have to noticeably restrict yourselves. Some people don't mind, others find it difficult or very difficult. You need to know that. Regards

First of all, thanks for your opinions. There has been a change after visiting the construction company. We will leave out the basement, but the house will be one meter longer (11x9m). The upper floor will be a full story. This should significantly reduce the costs again. I am now estimating about €85,000 for the shell construction; the offer should come soon :) We have, of course, also thought about family planning. For now, no children. We both want to work full-time and pay off a lot in the first few years. Let's see ;)

Saving on the basement should be very well considered. Afterwards, you usually realize very quickly that there are many things that would be well stored in a basement, which you then have to put in the garage or set up some garden sheds to store the stuff. I would strongly advise against a house without a basement.

Best regards

I know what it's like without a basement. ;) And we thought for a long time about whether we need one. Then we came to the conclusion ... actually not. We have a garage next door, a shed, the attic. And a utility room on the ground floor. The basement would actually be just a luxury. The next problem is that our house is quite close to a public road on one side. This makes building a basement even more difficult. Another problem is the groundwater level. It is quite high. A white or black tank is a must. We see that again and again with the neighbor. From that perspective, better to leave out the basement and enlarge the floor area a bit ;)
