Is building a house with 245-255 thousand euros possible?

We wanted to get the forum’s opinion regarding our house building project.

We are currently in the preliminary planning stage for our home. We have already had some initial talks with prefabricated house providers (Schwabenhaus, Streif Haus house, Fingerhaus, more to follow. But as is often the case, you never really know where you stand cost-wise.

Maybe you can help us with your experiences?

The plan is for an (almost) turnkey house (we could do the interior painting ourselves, everything else should be done by the prefab house provider).

Building plot is located in Bavaria - Upper Palatinate

KFW 55 or Kfw 40
Usable area of about 140~150m² - standard single-family house (roof doesn’t matter to us for now)
Knee wall between 100cm and 140cm
Heating type would preferably be geothermal with solar system (including ventilation system)

No garage
No basement - just a slab foundation

Hm did I forget anything important...? Ah yes - What do you think about Schwabenhaus?

If yes, I would happily add that of course.

The 245~255K EUR only refer to the house, ancillary costs are not to be considered here :)

And is the property also available?

Yeah, the plot already exists too :D Cute 634m² corner plot with a (main) street and a dead-end street

Purely for the house, it would be massively possible here (Niedersachsen) - prefab house I don't know.

At least in NRW, it would probably be very tight. We also visited [Streif Haus] and [Fingerhaus] and received offers around 280,000 for similar requirements.
