Is building a house affordable for us? What is realistic?

Hello,

my partner and I are currently considering building a house. However, we are unsure what and whether it would be affordable for us. We are married and both 30 years old. We have no children and definitely do not want any in the future. We live in rural Lower Saxony.

We both work full-time. My husband earns 3,100 euros net, is permanently employed in the industry. I earn 4,200 euros net and am a civil servant. Altogether, we have around 7,300 euros available per month.
There are no loans to be repaid, nor any car leasing. We currently have 280,000 euros in equity, with an increasing trend.
At the moment, we pay 1,500 euros warm rent.

We have already purchased a building plot. 1050 sqm, with the sqm costing 150 euros. The plot is fully paid for and belongs to us. Now we are unsure whether we really want/should build or sell the plot and continue renting instead.
Our wish would be approx. 170 sqm of living space on 2 floors, no basement.

We are still at the very beginning of our considerations and are currently dealing with whether a house is even realistic for us and if so, what kind. I am a very cautious person and not particularly willing to take risks.

Is the equity of 280k + the paid land saved by yourself? Or inherited or gifted?

Yes, seriously. Of course, that's no problem. The OP mentioned that it's planned without children.

I don't understand what you want to hear here. Lots of applause and encouragement? With the requirements, there's also a vacation home included.

Congratulations by the way on an [A 15er] position at 30 years. That's more than rare :)
