Is builder's liability insurance necessary for renovation in existing buildings?

Hello,

first of all, I have searched extensively but found nothing precise on the above-mentioned topic. In most cases, it is about new buildings.

We will (core) renovate a semi-detached house, and the renovation/modernization costs amount to over 200k. We have many insurances with LVM and asked the lady there on site, and she said that from an amount of 100k, builder's liability insurance makes sense. Considering the cost of this insurance, that initially sounds reasonable, but I would like to know the opinion here in the forum.

Private liability insurance often covers construction sums up to 150,000 euros, but on the one hand it is advisable to take a look at the insurance conditions, and on the other hand you exceed the limit.

You have to read the insurance conditions carefully:

Often they are so restrictive that almost only a breach of the construction site safety obligation remains as a benefit. In cases of "gross negligence," often not even this.

Everything else should be covered by private liability insurance.

Usually, it hardly helps at all.

I am still very busy tightening the last screws on the financing. After that, the focus will be on the insurance.

Hi,

would you like to report how you have decided? I can't really find any recommendation for renovation/modernization of existing buildings here.

It was the same for me, so I initially decided against it. So far, we are also "only" at the demolition work and I have done most of it myself. Now come trades that are insured. I sought advice from LVM because I know them from my previous job and their statement was that you should do it. Nevertheless, you are apparently liable if someone injures themselves on your property due to things lying around, regardless of whether there are signs like "No trespassing" or "Parents are responsible for their children." Therefore, I don't know what an owner’s liability insurance would bring me extra now.

But maybe someone here in the forum still has experience with this...?
