Is applying for KfW70 even worth it?

Hello, and first of all many thanks to the many posters in the other threads as well, that is very helpful!

We are currently building a house (the building application has just been submitted) and had actually thought that with our planned measures we would easily reach the KfW70 funding level. These are:
- Geothermal heating (probably surface collectors) with a buffer tank (size not yet determined)
- Central supply and exhaust ventilation system
- Photovoltaics on the roof (should, if possible, use midday electricity to charge the storage)
- Walls either climate lightweight concrete or Poroton without additional insulation (about 30 to 35 centimeters thick)
- Roof is still unclear
- Whole house with underfloor heating, not basemented
I actually thought that these were pretty good prerequisites for a KfW loan. But now our architect said that something still needs to be done with the walls and in another thread it was written that the KfW loan, if anything, is barely enough to pay for the appraisal.
Does it even make sense to continue dealing with it under these circumstances?

Oh yes, the building application has already been submitted, so we should still get the old KfW conditions, right?

So we will start the shell construction shortly. We are building a 36.5 cm solid house, pumice, thermal transmittance 1.0, but with a basement. We primarily achieve the KfW 70 through the ground source pump, good windows, and proper insulation in the roof. No solar or photovoltaic. The central ventilation system is not considered in the energy saving ordinance calculation for the application and is a reserve. The energy consultant costs us 350 euros net. He entered the calculation from our architect and structural engineer into his KfW software and that’s it. We document the construction and he wants to come by 1-2 times and approve the execution. I find that okay. Construction management is through our architect. I also do not want anyone, such as an energy consultant or similar, to dictate anything to me. Our architect has a lot of experience in construction and has our full trust.

However, I also had an energy consultant who wanted to recalculate the heat calculation himself and have it paid according to HOAI. Plus costs for construction supervision where each found thermal bridge was to be paid extra at 50 or 100 euros. Costs including about 10 thermal bridges roughly 3,700 euros net. That should then be compliant with regulations and of course HOAI-compliant. If you have someone like that, better keep your hands off the KfW.

If the architect is also a structural engineer and has corresponding experience, he should be able to make somewhat more specific statements. Or he has to inform himself. Our planner recommended rather investing more money in the windows than in the exterior wall.

But with the described system technology, the insulation of the base plate, wall construction, and roof would have to deviate significantly from the standard.

Once the building application is submitted, the floor plan and wall thickness should at least be fixed. Otherwise, a thicker wall reduces the square meters of the interior... The external dimensions of the house are finally fixed at this point, right? Otherwise, I might just make our house a few centimeters wider... Need more space for the ventilation ducts... 8-)
