On the other hand, one must not forget that a potential tenant has to heat this space and then rightly wonders why they are paying money for it. From that point of view, it will probably come down to suspending it.
Whether the tenant can see the air volume or not probably does not affect their heating costs.
I would at least install beams to visually loosen it up or possibly create some kind of "partial floor" depending on the room size. How it is then used (play area for children, bed, storage space, etc.) should be decided by the tenant. I would also consider some kind of staircase important, though it doesn’t have to be anything special. By the way, I really like the idea of a stretched net under the ceiling, like a kind of hammock. And definitely plan hooks for a swing or hanging chair!
