Is a building inspector useful when the project is nearly finished?

Hello everyone,

I would like to gather opinions on whether a building surveyor is useful when the following has already been done on the shell construction:

-Roof
-Drywork (interior walls)
-Interior plaster Q2
-Windows
-Exterior facade with paint
-Underfloor heating has been installed
-Electrical installations
-Sanitary connections
-Screed has been started

The scaffolding has also already been dismantled. In my opinion, you can hardly see anything properly. I wouldn’t know what else could be checked.

Did you accept the trades individually or is there a final acceptance? If final acceptance, I would hire someone, otherwise the deal is already done.

So the construction is accompanied by the Tüv on the part of the developer anyway (but how well, I'll leave that open). In the end, there is a final acceptance, and in between we are allowed to schedule an inspection in the following phases:
    [*]Completion of shell construction [*]Completion of rough installation [*]Handover
Now I am unsure whether an expert really needs to be present during the rough installation phase or if it would be a waste of money.

I never consider a (good) expert to be wasted money. If you suddenly discover defects in the finished house that can only be fixed with massive interventions in the building fabric, you would wish you had hired a pure expert. If the screed has just begun, the expert should perhaps still come before everything disappears under the screed. If necessary, he can at least look at your photos. Now he might still find defects that can be fixed more easily than if everything is finished. You still have a warranty after acceptance that forces the contractor to make corrections. Acceptance says nothing about the warranty but at most sets the start of the period.
