Inquiry about earthworks...?!

Evening,

I have a concern regarding earthworks. :p We have an 831 sqm plot in mind, which unfortunately is not very level and we would have to/want to even it out or level it (grade it?!) towards the main road. I think there will be some soil left over after the action, about 100 cubic meters, I think.

To those in the know, what would such an action cost? I also wonder whether this is done before or after the surveying / staking out of the foundation slab? I’m asking in the forum because I don’t want to start getting cost estimates now, since we haven’t bought the plot yet anyway. The soil should be soil class I, because it was previously an orchard.

Hello,

First of all, you must level the ground according to the specifications of the development plan/the textual provisions after the preliminary site plan has been created and before pouring the base slab, as far as necessary. Only after the preliminary site plan has been submitted will you know exactly whether soil needs to be removed or added; appearances can be deceptive.

Soil class 1 applies to every plot because:

Soil class 1 (according to DIN 18300), topsoil is the uppermost soil layer, which contains, besides inorganic materials, also humus and soil organisms.

After the preliminary site plan has been created or directly after you have bought the plot, you should have a soil survey conducted. Then you will know exactly which soil class it is. And only after that can you inquire about costs from your local landfills, which usually vary regionally.

Morning,

thank you very much for your explanations, construction expert. In the development plan, there is no such thing as an adjustment, only how high the fences are allowed to be, etc. I wanted to have a soil survey done anyway before buying the plot. Let's see if something like a site plan exists..

The times when leveling was done for 100€ and a case of beer are unfortunately over... :rolleyes:

It should be noted somewhere up to what height - measured from the street level - the top edge of the finished floor is permitted :)
