Hello forum,

we (my wife and I) are also starting the search / planning for the dream home.
We have the first consultation with the real estate agent this coming Thursday.
Through them, we can obtain the land and the house that needs to be built.
At the moment, I do not yet know the company that will be commissioned by the real estate agency.

What information would be useful in the initial meeting? Which questions should I definitely ask?
I roughly know the move-in date, and I also have the possible floor plan and the general construction description from which general questions can already be derived.

Before I go into your question in more detail, I would like to ask how I am supposed to understand the above sentence? And - if it is not too indiscreet - where you want to build?

I am currently not aware of the company that will be hired for your construction. I assume that the real estate agency will commission a company for this.

which questions? for example who is even building the house. and where?! somehow what you want is a bit confusing.

is it a town house or something similar, meaning a fully planned house on a clearly defined plot?! so a construction with a general contractor?! you should definitely find out who is building the house and who the contracting party is (warranty, creditworthiness, etc.). then you should also find out the price and, while you’re at it, when you can expect the move-in date. if the price is still unknown, you should first clarify in a very basic way which price range you want/can afford.

otherwise the realtors tell a lot anyway and the questions come by themselves. and the most important thing: don’t sign anything :)

Does this mean you are giving the agent the order to find a plot of land AND the suitable builder/provider for you ...?

If yes, that would be bold, because you are unnecessarily putting yourself in a dependency! Among other things, into the dependency of having to pay 6.5% property transfer tax on land and house (often there is a connection in the background in these constellations).

What does/do this agent do? Is he acting solely as a land agent, seller and/or something else? I have difficulty with the term agent in this context.


- The agent must introduce himself and his working methods/costs and provide references
- Who is the provider proposed by the agent and what are the economic relationships
- References from the provider
- Contract documents of the provider in copy

I can only give you further questions once I have understood the setup :D


Whose BD?


Currently, there are no plots there with a reasonable price/performance ratio. If there were, I would have long ago had a holiday home at Lake Como ;)
