

What does the defect repair on our balcony look like - see pictures? A complete renovation was carried out after 45 years. After the new floor renovation, the new tiles were laid on plastic rings with cement, no grouting. The old rain gutter, which was embedded in the exterior plaster, was removed. A new box gutter was installed. However, it was not extended long enough, so the rainwater runoff from the balcony runs down between the end of the box gutter and the exterior wall. A defect report was made to the craftsman. The proposed defect repair was to extend the box gutter and insert it into the openings of the exterior plaster as before. Plaster defects should be repaired with corresponding exterior plaster. As a second option: to install a bent Z-shaped zinc inlet profile in the plaster above the end of the box gutters. Would that be sufficient at all? Or would everything also need to be sealed with liquid plastic or similar? So far, the craftsman's proposal has been that he wants to do neither. He wants to remove a 60x60 cm tile in one corner each to install a metal edge as a drainage strip underneath. But that makes no sense, since the tiles behind it still let the water run behind the box gutter onto the exterior plaster,

does he want to grout and seal all that? We did not want a half-grouted balcony...... Besides, the plaster defects are not just a cosmetic flaw (?) – that’s how the craftsman described it, he doesn’t want to do anything here. Then it remains leaky and the balcony tiles already look repaired now. Please provide well-explained suggestions. Thank you!
