Include expenses already made in the financing?

Hello, I am currently putting together the trades and of course can only arrange financing once I have all the cost estimates. It may be a stupid question for many, but this is my first time financing. Some purchases like scaffolding, tools, and materials for part of the renovation that I am doing myself have already reached five figures. The petty cash is slowly running out and I didn’t want to touch my investments, so my father would contribute some money.

Long preamble, short question: The financing company wants to see receipts for all the expenses, is there a problem if the goods were purchased a few months earlier?

Specifically, it would be the oak floorboards, OSB boards, drywall, insulation material, sanitary ceramics, and other items that I will install myself and would rather stock up on now to avoid potential delivery difficulties in the future. Thank you

Usually not a problem. However, you won't initially receive any money from the loan for that - there is no collateral against it. What is the overall financing structure supposed to look like?

Wait, does a construction loan also cover tools and other construction aids that later are not a permanent part of the property?

Hello, well, a completely normal loan through De***a, with the small amount (under 100k) and the intended short term, it will probably be a pretty straightforward annuity loan. I didn't want to touch my equity since it brings me significantly better returns than the 0.75% (plus the usual ancillary costs, etc.) the loan would cost me. I have no debts, a secure income, a house (last renovation in '87), large property, building plot, and equity. My primary concern is to replenish the petty cash and be prepared for contingencies (new car, new heating system, etc.).

With us, it does.
We just had quite a bit of own work and then a lump sum of €5,000 for equipment, scaffolding. No discussion.

Whether I print €10,000 equipment costs that the company has priced in, or my own costs, what's the difference?

And kitchens are also often recognized.

If the entire financing is tight, the bank might view that more critically.
But in this case, the bank's money seems to be just one option...

Since it apparently concerns a loan under €100,000 and renovations, I would be surprised if the bank offers you real estate financing.

How did you pay for the house? Or is it simply a house that is already owned and is "just" being renovated?
In that respect, I see more of a consumer loan than a construction loan, and that is naturally a bit more expensive. So definitely talk to your bank about what can be done. A renovation according to the Building Energy Act and a KfW loan also have to be applied for in advance. At least, that's my understanding.
