Slope = approx. 0.50 m south slope

Floor area ratio = not explicitly specified
Building window, building line and boundary = not explicitly specified (state building code: 2.50 m distance)
Edge development = a shed of the neighbor in the northeast
Number of parking spaces = 4 (state building code requires: 2 per residential unit)
Number of floors = 1 1/2 (presumably required due to §34)

Who is the planner = do-it-yourself
What do you particularly like? Why? = house can easily be converted into a single-family house
What do you not like? Why? = space utilization on the ground floor is not optimal, no possibility to retrofit a balcony for the attic later in a sensible way
Price estimate according to architect/planner = unknown ("you can do it nicely for 400,000")
Personal price limit for the house, including equipment = 200,000 (two hundred thousand) without kitchens, without furniture
Preferred heating technology = district heating (required by the municipality, but acceptable)

If you have to do without, on which details/extensions
- can you do without = all "what people have today but not 20 years ago," kitchens, glass inserts in front doors, separate dressing areas, shutters on north/west/east, roof windows
- reluctantly do without: underfloor heating (because it is difficult to retrofit)
- cannot do without = administration/cleaning/common room, some storage space somewhere, division into two rented residential units

Why is the design as it is now? = a mix of many examples from various magazines/internet, simplification/reduction due to the very low budget

hm, how do you imagine the staircase? It floats openly in the communal room, is that supposed to be? You might tolerate a lot for a holiday apartment, but for a family of three I find the upper floor unlivable. I see no way at all to run a household. Washing machine? Space for broom and co? And that would have to be provided for the holiday apartment as well. Why don’t you build a standard house where you can section off the staircase to the second living unit right at the entrance and then lock a room that would be accessible from the outside. Considering the originality, that is hardly to be overlooked.


Could you simulate that? I would be very interested.

When I was fifteen, I also had a brief phase of such jet-propelled tinkering with minimal floor plans, also using complex interlocking arrangements.

That was very interesting – but it is probably good that it was never built.


Does the Energy Saving Ordinance 2016 even still know about that?

Something different: You mention a small budget. What budget do you actually have available? Only then can we properly help you with the dimensions.

Otherwise: 1 1/2 stories --> sloping ceilings? You won’t have much fun showering in that small bathroom. And climbing out of the bathtub all the time will get old eventually. By the way, that’s not entirely safe for a small child either.
Then the bedrooms are missing windows. But I think you planned them, just didn’t draw them in.
There’s also no technical room yet. You don’t have a basement, so plan at least 8 sqm for the district heating compact station and other stuff.

Why don’t you build a 100 sqm bungalow? You can live much better and arrange the rooms more easily. In a few years, you can also add on quite comfortably.
