Hello, we have purchased a plot of land - unfortunately it is not possible to build very large due to a strict development plan.

The floor area ratio is 0.15 with a plot size of 926m2.

Basically, 2 floors would be possible!

The architect's design is attached. The left part of the house is the existing basement with a new structure and the connection via settling steps to an extension.

Do you possibly have any ideas on how we could accommodate a guest room of 10-11m2 - without giving up the dressing room ..

We would also like to install a second level in the children's room to create more space - our architect has asked us to gather our thoughts - but somehow I am stuck and would appreciate creative suggestions..

Note: the left part will be demolished except for the basement and rebuilt - due to the height difference (raised basement) the settling steps lead to the ground-level extension..

I don't understand. With the extension, you are definitely over 120sqm, allowed would be 92.6. As far as I know, the floor area ratio refers to the gross floor area, including walls. That is really a stupid floor area ratio.

Sorry is 0.15 ...I have changed it in the text an exemption permit has been applied for but who knows - maybe someone here in [hie reich] has a brilliant idea! We want to preserve the basement and develop it into a living space! Therefore, it suits us - however, we could really use a spare/guest room on the ground floor. Wooden frame is the chosen construction method

Ok... phew... and where does the basement lead to? Can't it be expanded? How is the roof? Do you have a section? Would an offset shed roof be possible without the resulting area being unusable as a sleeping area for guests due to lack of height?

The basement is immediately to the right next to the entrance! A lectern should be possible - two-story is allowed .. otherwise no restrictions ... I rather need a room where I can snore in peace
