Hello forum community!
I would like to briefly introduce myself as this is my first post. I am 32 years old, male, and work in the tourism sector in the capital.
We ask for your advice regarding the planning of a small plot of land purchased half a year ago a few kilometers south of Berlin.
It is an approximately 300m² building plot with a floor area ratio of 0.3: 1 full floor; open construction; only single-family houses allowed. On the cadastral number 883. The fact that this is not the best plot in terms of layout should not necessarily be the subject of discussion. Plots 812 and 884 are undeveloped and covered with grass as can be seen. The type of ground is marshy.
A small house (maximum 70m²) should be built, preferably out of concrete (this Ytongg?). Only ground floor, no basement.
The purchase price of the plot was under €1,000 and therefore I do not have the capital to build a structure for €100,000 and/or the like.
First, the greenery along with the roots should be removed and the plot completely leveled.
Since building a house is not particularly easy to plan for laypeople, I would appreciate any comments. Which materials are non-hazardous to health and ecological.
