How much are the three parcels realistically worth each? Is there additional assets, such as accounts, cash, etc.? In short: Could you take all the properties, pay inheritance tax, and pay everyone their compulsory shares or regular shares? Disinheriting, gifting, etc. destroys families. Think about it carefully. One more note: Are these already three real parcels, or would they still have to be divided?

The land reference value is 220 euros. The three plots are thus worth over half a million. The plots are indeed already divided; my grandmother showed me the boundary stones. There are other plots as well, but they are arable land and currently not worth much. No additional assets.

The family relationship is already destroyed. Through the gift and payment, I want to avoid a new source of conflict that could then be passed on to my generation. To put it bluntly: I want the entire property and then nothing more to do with my aunt’s side of the family. It should be a final cut. Accordingly, my mother and sister also support me, as they want exactly the same. Inheritance tax would of course be painful money, but if it contributes to solving the problem, it should be considered. However, I do not know how banks would react to such a plan. I do not have any significant equity yet.

Then simply gift half to yourself and your mother immediately, if necessary also the sister, but the fewer people the easier it will be. At the same time, disinherit the rest by will, everything else to you both.

Be careful about what costs later arise from care or nursing homes; grandma cannot gift away her assets prematurely, and the state will intervene.

For 10 years, the gift will be offset against the inheritance, decreasing by 10% each year. I’ll ask directly, how long do you estimate your grandma will still live?

Also be careful what the disinherited plan. There is a thread here in parallel where a gift is to be reversed.

In principle, you should already have money in reserve for legal disputes! And not too little.

Are you sure that the inheritance tax would be unbearably high at all? There are huge allowances after all.

Physically, my grandmother is slowly getting worse now; she has not been able to ride a bike for 3 years but does not need a walker/cane. Mentally, she is in great shape. Hard to say. But currently, it looks like she will comfortably reach 90. In two weeks, she will be 86. By the way, she comes from the construction industry, which encourages me to build next door or to convert the barn.

My grandmother could use the tax exemptions for our side as follows: mother 400K and for my sister and me, 200K each. That would certainly mean not much inheritance tax would have to be paid. How would my aunt remain? In case of her disinheritance, immediate payout?

Ideally, the aunt wouldn't notice anything at first. Grandma would simply have to make a will stating that the aunt receives nothing. How to distribute the rest most advantageously could also be discussed again. Afterwards, have the will registered in the central register, or whatever it's called, to ensure nothing gets lost. The notary will gladly advise, including on the gifts.
