How to successfully apply for a new construction loan in Hessen?

We currently have an object in mind - according to the hotline, processing takes 8-10 weeks. No seller wants to wait that long... Why does it take so long and are there any tips to still get the notary appointment? There is something about a preliminary approval on the homepage.

So, if you and your property are eligible for funding according to the guidelines, the application will also be approved. Talk to the seller and sign a preliminary contract. Also a risk, but manageable.

You are not allowed to sign the purchase contract/notary contract before submitting the application. Once the application is submitted, to my knowledge, at your own risk.

However, I haven't looked at the guidelines for 5 years.
