How to successfully apply for a new construction loan in Hessen?

Hi,

how did it work out with the banks?
We are in the same situation. Our house bank is initially waiting for the approval from [WiBank]. We were only given one financing proposal. Although at the beginning, before we knew about the [Hessen-Darlehen], the house bank had approved the entire loan amount. Now for the remaining amount (after deducting the [Hessen Darlehen]), the bank wants the approval from [WiBank]. But in the application, one is already supposed to provide a lot of data regarding the external funds (loan from the house bank). Or is the financing proposal sufficient at the moment?
How and what did you do to clarify the situation between the two?

That's exactly how we did it. We entered the data from the financing proposal of the 2nd bank into the application and sent everything to [Wibank] (or rather, it is first reviewed by a caseworker at the district office (I don't remember exactly)). And if they then give their OK, you can go to the 2nd bank and finalize the loan. Due to the complexity and processing effort, it is hardly usable for our real estate market. But if it works, it’s brilliant.

Does anyone happen to know which method must be used to determine the living area? Is the Wohnflächenverordnung or the DIN277 relevant?

It should be the Wohnflächenverordnung. It is stated somewhere, I just can't tell you where anymore...

I wonder what the enclosed space is relevant for.

Hello, with the Hessen loan, an equity ratio is required that must be clearly documented. The funds must be verifiable, for example bank balances, home savings contracts, or the surrender values of existing life insurance policies. Own contributions to the construction are only considered if they are realistically calculated and corresponding evidence is available. For the application a complete list is needed, otherwise the bank will request proofs afterwards or reject it. The application process usually runs through the local housing promotion office and is finally reviewed by the WIBank.
