Is your financier by any chance located in Krefeld? If so, I can assure you—without knowing your exact situation—that the guys there are "down to earth" and would never advise you on anything that could be disadvantageous to you; they also assume liability for advisory errors. I myself have been working with this independent financial broker for 17 years, and none of the financings concluded to date, nor any later refinancing, has ever been detrimental to the builder.

@E.Curb hello you are writing a specification here --> who can help me make the right choices. ---> Who could offer professional help here? I mean I am not an expert either and we also want to start our own home project in February / 2012. So far we only know that it should be a solid house >> because of shape and details we want to get advice from an architect or consult a solid house builder. Since I am also often on the road it should be turnkey for us --> well maybe except for the basement.

This is how I would proceed:

- Check which amount is available to me for building a house

- Look for an architect who will create a design according to my ideas, also taking into account budget, building regulations, and the location of the plot

- Plan the finished design in detail and have bills of quantities prepared that include detailed information about the material, execution method, and quantity. These bills of quantities are then sent to the individual companies and comparable offers are received

you are absolutely right about the bill of quantities. I work in an electrical company and professionally deal with obtaining quotes and making comparisons based on bills of quantities. Therefore, it was obvious for me to approach the construction companies with a bill of quantities. Next time, I will include such thoughts in my post.
