How to obtain a soil survey report before purchase?

Hello,

I have already searched the internet extensively. But so far, I have not received a satisfactory answer on this topic.

Through our [BU], we were offered a plot of land from one of his clients because this client, for personal reasons, canceled everything just before construction was to begin. Finished building plans were available, as well as a building permit that was only one week old. If we had taken over the planned bungalow as it was, we could have almost started immediately. But we want to build differently. Just as an aside...

The client now wants to sell his plot of land again. Actually, this is lucky for us, as he wants to give it up at his purchase price. Currently, prices for such properties are moving around two to three times higher. In this case, the [BU] acts only as an intermediary (not a broker), and we buy the property directly from his client.

However, you often read that it is best to obtain/have a soil/building ground report before purchasing. This makes sense so that you don't buy a pig in a poke. But I can’t just commission a soil/building ground expert now and have them dig on the land...

How do I get a soil/building ground report before purchasing? So far, I have not found a solution for this...

Why not? Ask the seller if you may and then get started. By the way, there should already be an expert report for the planned bungalow. Have you asked about that?

There is not much digging either, only a little drilling.

Or you ask the developer. They should have it too and might be less complicated than the seller.

Unfortunately, we have not yet received any contact details, as after the last conversation our contact person is on vacation. But we will - I think - receive them through the representative by next week. We still had to fill out something regarding data protection and such.

I had forgotten to mention something. In the offer for us with the mentioned house costs from the construction company, it said:

"A usable building soil report was not yet available at the time of the preparation of the present offer."

I really don’t understand that there is still no soil report, although construction was actually already about to start.

Or take a risk and mentally reserve the savings on the land as additional start-up expenses.
