How to determine total house costs - no sampling etc. yet?

Hello everyone,

somehow I'm having a mental block right now and I need your help.

We want to finalize the financing for our construction project in the next few days.

Now, the overview of the required documents states that the total amount of the construction project should be specified.

Currently, we have the price for the house including some special requests with the general contractor, which were added as a supplement.

The selection of tiles/plumbing and also electrical work has not yet taken place. We also don't have any costs for the outdoor facilities yet.

How have you taken these items into account? Just give a rough estimate?

Also, the question arises whether things like the fireplace and floor coverings should also be included in the total amount or (since we are paying for these from equity) do not need to be mentioned at all.

just ask the GU for a construction cost breakdown, then you already have a good basis. My bank also wanted a construction cost breakdown signed by the GU.

Make it a rough estimate. Go ahead and be generous.
And of course everything has to be included, otherwise the bank will say that your house has a lending value of, for example, €500k and will give you the corresponding terms. But in reality it’s €550k because you simply don’t state the flooring and fireplace (and thus your higher equity).

Unfortunately, the construction cost breakdown from the general contractor does not include the additional costs for the electrician, plumbing, stair builder, chimney, and flooring.
