How must the developer adhere to this?
The developer must only adhere to what is stated in the purchase contract with you. Towards the building authority, he must demolish what he has been authorized to demolish (and ensure the structural stability of what he has applied to retain). Example: Furniture store is demolished, investor builds a dozen semi-detached houses on the entire campus, hall is demolished, one hall wall remains standing as a screen towards the neighboring mixed-use area. Daily routine, completely fine if application and execution are congruent. Sketches are common in building applications, but not excluded in demolition applications either.
