How much should one budget for a terraced house?

Hi. I’m getting in touch again.

In May 2014 I opened a topic asking what I can afford, etc.

Thanks again for the answers.

So the plots are now being marketed.
They are 15 terraced houses and 4 semi-detached houses.
The price per sqm is €265.00. The price is set high due to the location.
We are interested in the terraced house plots with 232 sqm.
Price for the plot: 232 x €265 = €64,480.00
Minus €3,000.00 child bonus = €58,480.00
Plus notary and property transfer 6.50% = €3,801.20
Plot price: €62,281.20

My salary: €2,115 + €450 = €2,565.00
Wife: €0 currently (from 01.04.2015 again €450.00)
Child benefit: €184
Total income: €2,749.00 (from 01.04.2015 = €3,199.00 net)
Equity capital: €30,000.00

How much should you expect for a terraced house? It must have 2 full floors.

You can also skip such an answer! Topics like house construction, etc. are new territory for me. This is a forum where you exchange ideas and hope to get an answer from experienced people! There are so many providers. Prices also vary. For example, can you get a reasonable terraced house for €200,000?

It should only illustrate that the question cannot be answered as it is, just like the question about the price of the car. So simply provide a few more details and then you will get answers that help you. Desired living area, which heating, which energy standard, region, etc.

If you had done a little research in the forum, you would know that for a single-family house you roughly calculate with 1500€/m². Depending on the region, more or less. Every special request (different heating, fireplace, etc.) costs accordingly more. Painting work, ancillary construction costs, garage, etc. must be calculated separately.

Whether something can be saved besides plot area in the case of a row house, I cannot say.

Are row houses usually not built by developers? They are supposed to all match each other, usually one company is in charge.

If I were you, I would simply look at new row house listings on the relevant real estate portals, that way you can get an overview of what is being asked for in your area.

Here in northern B-W, near Würzburg, you are looking at between approximately 200,000 and approximately 4,000,000 euros, according to the agents' listings. However, there are usually still quite a few additional costs on top of that.

Hi. First of all, sorry Musketier. You are right. A few more data would have been helpful. So, this is an urban plot. I am allowed to choose the company myself after purchasing the property. They should preferably be energy-efficient buildings. Usually, all owners get together afterwards and then jointly choose a company. I myself have no real idea yet whether 232 sqm of land is okay for a terraced house. Is there anyone who has experience with a terraced house and can recommend a company accordingly?
