How much for repayment and loan?

Hello dear users,

Building a single-family house is at the top of our agenda.

The thing is, we have been saving about €1750 per month for almost 2 years.
Of this €1750, €300 should continue to be saved monthly during the house financing. So €1450 remain for repayment, loan, and ongoing additional house costs.

Loan approx. €250,000
Living area 180m²

What monthly payment would you recommend?

1200 €... then special repayments. Better to have a bit more breathing room. It also depends somewhat on your life plans. Will you have that income forever? Will there be children at some point, will someone retire, will your company close?

Do you currently pay rent? Will that no longer apply? What is your income situation? Can you manage with just one income?

Hello,

by now 2% is desired. You should easily manage that with 250k and 1450.

I believe some have overlooked here that the ongoing additional house costs are also to be paid from the 1,450 €. Now assuming that the income and expenditure situation is calculated realistically and conservatively and also possibly upcoming costs and "worst-case" scenarios are included, I would rather estimate about 1,000 € for interest and principal repayment. Then you still have 450 € for additional costs (which can be realistic - but of course without further information is again just estimated/guessed).

Just as a counter calculation: We have a net income, since single earner 3500, soon 4500 and repay with 1000, calculate with 500 ancillary costs and special repayments from the 2nd income up to 7000 annually extra. (3 soon 4 people in the household 340k loan)
