How much does it cost me to increase this

Hello,

since my neighbor has now backed out of her semi-detached house, we could increase the eaves height from the 4.20m she specified to the 5m mandated by the authority. We would very much like to do that. However, our building application has just been completed for the 4.2m. Roughly, how much would this change cost me? Our construction company mentioned €2500 due to a new site plan and distance regulations?! Does that sound about right? Additionally, instead of dwarf gables, we would prefer to build higher. Will that remain roughly cost-neutral?

Hi,
has the building application already been approved, or has it only been completed by the construction company and is ready for submission?

If the eaves height is increased, then the setback areas are probably the smaller problem. But most likely a new living area has to be calculated, sections, floor plans, and elevations have to be changed. Will your number of floors still work then?

Still, I would say that the price of 2,500.- EURO is quite steep. In terms of drawing, these are just small changes, and the new calculations are not too complicated either.

Regards

What do you think, will I manage with the number of floors?

The change to the building application is included in the 2500 along with the surveyor, etc. I also don't know what the deal is with the surveyor?

The building application is basically finished, it will be submitted this week.

Well, it was just a hint. I don’t know exactly how you are allowed to build and what your building looks like. Whether it is one or two stories, no idea. But if you basically raise your roof, the height lines (2m or 2.30m) will also shift and you get more living space and maybe even a full floor if it is not already there.

I don’t know that either.

So it’s not at the building authority yet. Well then, it shouldn’t be a problem for your construction company to make those few changes. That’s a day’s work ;)

The number of floors is fine, we have already clarified that with the building authority. But the building application from the office is supposed to come this week, it has been with them for a long time already. So we now need to make a change.

Oh, the application is coming back from the building authority this week. Ok, then an addendum has to be made, which is not that complex either. And I think a fee at the building authority will also be due then. Or is that already included in the price?
