How long does the processing at the bank usually take on average?

Good evening,

We have just compiled all the documents for the bank. How long have you waited for the money?
Nothing will surely happen before Christmas. When can we expect the money on average?

What does "all documents" mean and for what kind of loan?

1) Are the loan agreements signed?
2) Are the securities arranged and registered?
3a) Is the purchase price already due?
3b) Has the equity already been used?
4) Are there any other conditions that have not yet been met?

We had the money partly beforehand, but that is a matter of negotiation.

Also, do you receive the money or the seller/house manufacturer etc.?

A bit more information would be nice.

No signature before Christmas. Security is our own house. This is also our equity and can only be used up once we have a buyer and have moved out. That is why we need bridge financing. First due date at the end of February. Best regards XInette

We sent the documents to the bank via email. It took 1.5 working days to receive feedback. We then signed the contract with the bank at the beginning of December; we received the countersigned copy of the copy by mail yesterday. The money is now available and must be drawn down by the end of 2015. With the three banks I spoke to, we were always told: 8-10 days processing time, but this time it only took 7.

If a notary and the land registry office are also involved, it will take longer. In Berlin, for example, waiting times of a total of 2 to 3 months are possible.

How does the whole process work overall? Purchase contract for the property at the beginning of January. Can we then pay the real estate transfer tax immediately? We pay this and the notary fees from the account. But the land register entry can only be made once the money from the bank is available. We do not live in a big city, so it should be faster. After all, the future place of residence is overindebted and needs money..
