How expensive will our wish list be?

we have finally registered here as well!

We want to build in 2014 (Landkreis KA) and are currently planning.
The wish list is of course long, so I would be interested in your cost estimate:

- City villa with 2 floors
- Basement (due to slight slope, groundwater only from 5m, therefore without white bathtub)
- Solid house or prefabricated house, we are not sure yet
- Double garage
- 150-160 sqm living space
- Extras like an open space and electric shutters would of course be great
- Heating probably air-to-water heat pump

So far we have been to an engineering office, an architect and a one-stop solid house builder.
We can wait a long time for concrete offers... or the architect already charges for preparing an offer.

After Easter, appointments with the prefab house companies are scheduled. Let’s see what they will say. We hope to receive more concrete offers here.

What would be your cost estimate with the above-mentioned wishes?
The budget is around 280,000-300,000€ (financing amount, since equity was used for the land) Own contributions are of course also planned (floor/wall coverings..)

Since you don’t say anything about the size of the living cube, I’ll just say the budget fits :)

Jokes aside.

if I calculate 300,000 backwards:
50,000 usable basement
30,000 incidental construction costs
10,000 own contribution
20,000 double garage
10,000 knickknacks
180,000 € remain for the house. That will probably be 110-120 sqm of living space. Not much for a city villa with 2 full floors.
So forget about 280,000, and 300,000 will be tight.

No, it doesn't fit. If you look in a thread from yesterday or the day before, a similar wish was expressed with 180-200sqm. There is a nice list! :)

It's going to be tight. We are also building a city villa with 245 sqm of living space, including a converted attic, house dimensions 11*11m. Geothermal energy + controlled residential ventilation + electric shutters, KfW 70 standard, upscale floors and sanitary fittings but: no basement, no garage, boring because of square architecture. Calculated construction costs without additional construction costs = EUR 310,000 in individual trade contracts and with sufficient construction time.

Thank you for your feedback. Yes, I also think that we will find a common ground around 350,000... According to the site manager of the engineering firm, we start at €300,000 if all wishes are included. In any case, we are curious to see how much the prefab builders will deviate and how big the differences will be. There are also divided opinions and tastes about that :-)
