How do you assess the financing options?

If you both work in Hamburg, you should maybe consider building closer to the city.

Although I don’t see how you can tell from post 1 that building citywide is planned (except for the land price of €150),

And since we both work on the border to SH or already in SH, a house outside Hamburg is an option.

nevertheless or precisely for that reason, I hereby ask you to indicate SH as the building location in your profile.

Construction project
- approx. 600-650 sqm plot at a price of approx. €150/sqm
- Frisian house with approx. 150 sqm living space with own contribution (floor coverings, tiling work, installation of bathroom fixtures, ...) Before the question arises: Yes, we dare to do it and have the skills for it :)
What I forgot to mention: We would like to build with a basement if financially and soil-technically possible.

Now I am somewhat overwhelmed... I think a residential basement costs €1000 per sqm (?) - so another €75k on top. House €1600/sqm -> €240,000 (house) + €75k (basement) + €50k (additional building costs) + €110k (plot including purchase incidental costs) -> €475k

Plot 600 sqm: €90k
Single-family house 150 sqm, Kfw 70 (valid until 31.03.16): €190k incl. own contribution
Usable basement: €38k
Garage 3.00 x 6.00 m incl. strip foundations: €6k
Additional building costs: €40k
Painting work/floor coverings in own contribution: €20k
Outdoor facilities in own contribution: €10k
Reserve for extras: €10k

Results in an investment of approx. €404k
