House purchase year built 2004 - opinions and tips

I think it won’t be much more expensive or cheaper. I have no experience with house construction yet.
But I tried to break it down to a price per square meter. I also come to about €1800, but everything finished. I think that if you build new, it will probably be even more expensive. You always read here about around €2000.



I assume that. Otherwise, you only find very old and in-need-of-renovation houses here.
For the next plots to be developed there, a total of 9, there are supposed to be 150 applicants.


Unfortunately, I don’t have an acquaintance and no expertise myself. But I would like to take an expert with me on the second appointment, if there is one.

The price is affordable for us. I will look at everything during the appointment and see how we like it. The pictures are definitely already very nice.

The kitchen cost 8000 in 2004, now costs 12000-15000.
Equipment of the house: high-quality tiles, porthole window, fixed staircase to the converted attic, brick cladding, internal roof, fireplace, high-quality bathrooms... that costs more than 2000/sqm.
Brick-clad garage...
Just the cold conservatory alone costs ~15000, then the other roofing...
Outdoor area (terrace, paving and co) I estimate at 50000...
For the new build, 30000 additional construction incidental costs on top...

Know the area a bit, it's already on the more expensive side, probably why it's still on the market. You have to say that building there is simply much cheaper than in the south, many people have such houses there. The plot is relatively small, the house is not big for the area either. But if it's enough for you as it is and you like the fittings, it's a no-brainer. The outdoor area is already great, inside it's a matter of taste. If you would build something similarly new yourself, you can buy here without stress. A new build definitely won't be cheaper, the place is ready to move in.
