House purchase year built 2004 - opinions and tips

Good day,

I have been a silent reader here for quite some time. We are currently looking for a plot of land or a house, but this seems to be quite difficult just like everywhere else

However, there is a house from the year 2004 for sale here in the greater Münster or Osnabrück area.

Key data about the house:


    [*]Plot approximately 419m²
    [*]Living area approximately 138m²
    [*]Usable area approximately 15m²
    [*]Year of construction 2004
    [*]Underfloor heating on the ground floor and in the bathroom
    [*]Converted attic with fixed stairs
    [*]Garage
    [*]Outdoor area finished with covered terrace and seating area


According to the exposé, the whole thing should cost €390,000
According to Boris, the standard land value here is €140

Probably soon the heating system will need renovation. Are there any other things to watch out for with this year of construction?

The price is actually too high for us; we would tend more towards €330,000 to €350,000.

I hope my post is somewhat informative and that you can make use of it.

Long enough. Otherwise, it’s gone by Pentecost. 2004. That’s like new. 15 years old, that’s nothing. Don’t expect too much room for negotiation downwards. It’s without a broker, so it always sells for 375.

Hello Nordlys,
unfortunately there is an agent, so there will be a "little" extra in additional costs.
However, I also fear that there won't be much room for negotiation there.
We will get an impression on site and then take it from there. The pictures in the exposé definitely look very good, so presumably not much would need to be done.
So you think it's safe to go for it? Even for €390,000?

How much does something like this cost new from you? That would be the benchmark. It basically has little or no depreciation, the 15 years are compensated by immediate availability and also having no construction stress, instant coffee, you understand, it is also not cheaper than the good fine mild one.

Found it, it’s also listed on Immowelt. Great house, not much more to say. Everything looks very high-quality inside and out, the SQ5 in front of the garage fits in seamlessly. Considering that the property is not exactly large, the price is quite steep. It might go down a bit, but based on experience it won’t be much. To estimate that, you need some background knowledge and a feel for how big the pool of interested buyers wanting to move to Neuenkirchen is. I would try it anyway. The people who can easily cough up the total of 443,000 (inkl. Nebenkosten) have already bought.

Very stylish and high-quality. You won't find that on the market, because it is rare. The exterior facilities are elaborate and specially designed. We also have tiles, and you don't even have to clean them. If you can afford it, then don't hesitate! Cheaper properties usually need to be updated - this house has comfort and living value. Take a look, make a commitment! Have a friend from the construction industry look at it a second time...
