House offer, offer construction companies / banks differ

Hello,

I received my offer for our hopefully future house the other day (attached as PDF) and sent it to a real estate agent, and lo and behold, discrepancies appear xD....

Could you possibly help me with the


Land price and construction costs (I have these identical)

Additional construction costs (here discrepancies arise)

Notary and property transfer costs (I have these identical, although they are rounded in the offer)

= Total costs (here about 13k more appear than in the offer from the construction company)

Own contribution (I have this identical)

Equity (here I had a fictitious amount set, which I still need to reach the 20% mark)

amount to be financed.


If it is helpful, I could also send the offer as a .xls,

maybe you could also evaluate the offer itself, for example regarding the brands of the heating technology or similar in the offer. Or just give your two cents.

Between what is to be compared now?
And why are the properties only estimated? Do they not exist yet?

The differences arise because it was estimated! Garden setup €1,500 in the offer is, for example, far too little. You also only included paving costs for a small yard. Earthworks €3,000 only apply to a fairly level plot with good soil. Connection costs are also estimated. Moreover, for the house connection, [Schmutz- und Regenwasser] are noted as self-performed? This is often not permitted and is done by the utility provider.

good points or info that I hadn’t really considered before,
in my opinion the garden layout is very ambitious, my father owns and works in a tree nursery, so I’m not worried about lawn or plants for now,
the plot itself is relatively small, 528m², the house about 10*10m
the electrical installations in the connections can be done in EL, only fees, materials, and approval are incurred.

it’s obvious that the additional costs in the offer are estimated, but why does the construction company say for example 250000 rounded and the bank offer suddenly 13000 euros more, could that possibly be related to the own work?

The construction company will tend to start at the lower end of the scale to make the total costs look better, while the bank will tend to go higher to avoid having to provide additional financing. Since construction usually ends up costing more than planned, believe the bank’s financial plan more. In the worst case, you will have some financial leeway left.

If you finance, for example, according to your contractor’s plan and the earthworks cost 10,000€ more, you will already be missing that money elsewhere.
