as Markus says, it is already correct the builders on our side only named additional costs of 10-30k that is always unrealistic, the bank is already better as an estimate

and add another 20k on top of the bank's estimate, simply as a buffer 10k of that will certainly be needed for unforeseen costs, the other 10k are there so that your life can continue if something else happens

in addition, banks offer a provision period of about one year. in other words, at the end of the provision period, ideally after construction is completed, you can still consider giving back some of the 20k / not drawing it at all, but you would have the buffer first

I estimated our incidental building costs at about 80k 10k buffer (already 6k gone, here one more meter, kitchen more expensive, different bathroom fittings after all, etc.) 10k kitchen (ended up being 13) 10k garden (probably too little because of slope = retaining walls) 10k carport 10k wedding (without honeymoon) 15k house connections + sewer (undeveloped plot) 10k paving driveway and walkways 5k buffer for walls and floor coverings (30€/m² tiles are quoted, in the store the ones we want cost 45, parquet etc. the same)
