House inspected, what’s the next step?

Hello,

after a long search we have found (as we think) a good property and viewed it.

The house is supposed to cost €189,000 and is basically in decent condition; it has been renovated and refurbished repeatedly over the past few years. However, investments will also be necessary here in the coming years. We have a financing confirmation from the bank. We know there are several interested parties and, where possible, also several potential buyers.

I therefore assume that nothing more can be done about the price. According to the seller, we should submit an offer by next week. It is now a tricky situation, between wanting it badly but actually wanting to negotiate the price. My fear is that if we try to negotiate, someone else will be awarded the contract.

Do you have any tips?

What is the next step if we get the contract?

Whether it is worth taking action I dare not say. Auction, you name a notary, who makes a contract draft, sends it to both parties, if okay, then notarization shortly thereafter. Done.

Don't panic! Also, an expert should inspect the property if you have no knowledge of the subject. If you have a different price expectation, try to negotiate. And don't ask, but say: dear Sir or Madam, hereby we offer xxx€. Attached is the financing confirmation. Even if it's difficult, there are other options. Don't buy blindly or hastily.

A professional should take a look at that before buying. They don’t see the house through the long-sought glasses. As a layperson, one suspects the defect hiding too little.

We have also sold before. Among many interested parties, the one who shouted "here, me" first got the contract. That's it.

Well, but with a purchase price of 189k, it can't exactly be a sought-after location. I would definitely negotiate and never put myself under pressure. Make a binding offer at the amount that is worth it to you, including financing confirmation. Even if it may not look like it now, the next house will surely come.
