House from the 1930s. Renovate or rebuild?

Hello everyone,

I am currently reading up on the topics of house construction and renovation and would appreciate a few tips.

Initial situation:

We currently live in the south of the country.

We inherited a very old house with a large garden (1200 sqm).

The house dates from the 1930s but was modernized and extended in the 1970s. Now we face the situation "renovate" or demolish and build new.

1. Option Renovation:

I think everything would really have to be renovated here (maintenance backlog).

The house is partially basemented and built with calcium silicate bricks. Wooden windows are still from the 1970s. Every room has to be renovated. However, the gas heating is 2 years old. The solar system on the moss-covered, leaky roof is 20 years old. The house has a living area of approx. 180 sqm and a basement of 80 sqm.

I estimated the following costs for the renovation:
- Renovation of the garage: 3000 euros (roof is leaking, walls damp)
- Renew and insulate house facade VHF: 40,000 euros - realistic? (Remove fiber cement boards (asbestos?) and apply new VHF insulation.)
- 7 windows / 2x terraces / 1x balcony door / basement door: 10,000 euros
- 2 bathrooms re-tiled / new pipes / bathtub / shower: 20,000 euros
- Remove old floors and install click bamboo parquet and basement tiles: 10,000 euros
- Remove interior plaster (does that also contain asbestos?) and wood paneling and replaster: 10,000?
- Basement cannot really be insulated due to low height
- Renew electrical installation - 4,000 euros (will be done by myself)
- Paint myself - 500 euros
- Renew old water pipes and heating pipes - 15,000 euros?
- Roof renovation including new covering - 25,000 euros?
- Build conservatory - 8,000 euros?
- Renew very old solar system on the roof - 10,000 euros?
- Satellite system with cabling - 700 euros

Costs renovation minus KfW subsidy of around 145,000 euros + 15,000 euros buffer for nasty surprises?

Advantage renovation: Possibly a few KFW subsidies could be applied for (Efficiency house 115 or 85) + basement. Faster compared to new build. Disadvantage: The floor plan is still poor and the walls are already very old. I would have to assign all tasks to individual craftsmen.

2. Option New build:

Costs:
Demolition costs: 15,000 euros?

New basement: 50,000 euros?

2.1 Solid construction
I have already obtained information material from Stollhaus and Team Massivhaus. Stollhaus seems quite expensive to me.

I liked a Friesenhaus 155 - Solar for approx. 145,000 euros + estimated special equipment (solid construction attic) 20,000 euros + 5,000 euros carport + 10,000 euros for floors.

Costs for new build with basement (incl. demolition) therefore probably around 180,000 euros + 65,000 euros = 245,000 euros.

But I would have to take a closer look at that...

I also read a recommendation here from the construction company Specht. However, I did not find a homepage or email address. Would anyone have the contact details?

2.2 Timber house e.g. Leonwood - I personally find it the most beautiful.

Favorites:
Blockhouse Alaska (120 sqm) from 95,000 euros + basement (approx. 225,000 euros)
Alicante (150 sqm) from 110,000 euros (without basement) (approx. 205,000 euros)
Mikado (179 sqm) 144,000 euros (without basement) (approx. 240,000 euros)

Additional estimated costs: approx. 132,000 euros (with basement) or 97,000 euros (without basement)

Assembly: 17,000 euros
Demolition: 15,000 euros?
Basement: 50,000 euros?
Foundation slab: 15,000 euros?
Earthworks: 5,000 euros
Costs for heating system - 20,000 euros - wood pellet heating system?
Bathrooms: 10,000 euros
Electrical: 5,000 euros
Floors: 10,000 euros

Am I completely off with my estimates somewhere? Have I forgotten anything important?

I estimate the costs for the renovation to be somewhat higher. But it always depends on the condition of the existing structure. So it's hard to estimate.

However, if the floor plan really doesn't fit, then build new. Demolition probably costs around €20,000; I don't see a new basement there. Otherwise, the costs are even higher. Better to fill in the old one and build on top of it.

Where is the house in SH? Background, [Specht] only does it in the area with license plate OH. In HL, also well guaranteed StoDo. Stollhaus is rather expensive. Team good, but watch out, very busy, takes time. Demolition 15 is realistic. Can also become cheaper. Grabowski Lübeck. Von Schönfels, Fehmarn would be the suspects in the east who don’t ask much but just do it. Zack, and gone. [Specht] has no homepage, only an address, Bisdorf 5c, Fehmarn. And phone. That can be found in the phone book. In SH East companies from MVP also work. Platin Haus Rostock for example. They are also rather inexpensive. In the west Alwin Sals, Kronprinzenkoog. I know him. He is a real craftsman. The user payday is also from SH. Possibly he still has tips.

thank you for the quick responses.

The house is in Großhansdorf near Ahrensburg - between Lübeck and Hamburg.

Zum Specht:
SPECHT BAU, Burgfeldstraße 15, 23795 Bad Segeberg is a different company than Specht on Fehmarn?

Would Specht, for example, also take on the complete renovation or do they only do new construction?

I don't know the Segeberger. The one from Fehmarn doesn't go to Grosshansdorf, that's more Hamburg than Lübeck. ypg knows the area better.

That would be construction costs of 935€/sqm without the basement. Without knowing the building description, I would suspect that there will be some additional costs due to the sample selection. SH is definitely not one of the most expensive building areas; to come under 1300€/sqm feels pretty ambitious without a lot of subsidies. Do you want underfloor heating? And is that included? Bathroom fittings above the company's standard, outdoor paving, a nicer front door, a few more sockets.

Since this is not clear from the text and is often forgotten initially: Have you thought about the additional costs? Things like kitchen, surveying costs, painting costs.
