House found - How to finance?

Good evening.

We have finally found a house that we want to buy.

It is a semi-detached house built in '71.
Living area approx. 135sqm on three levels (ground floor, upper floor, attic converted)!
Plot size is approx. 320sqm.
There is also a single garage with direct access to the house.
The roof was done in 2007, insulated etc.!!!
The semi-detached house received a new exterior paint job or renovation 2 years ago.
The bathroom was completely renovated 2 years ago as well!
There is a Swedish stove in the living room.
Type of heating: oil central heating (the first one).

That is about the house!

Regarding financing:
The semi-detached house should cost 245,000 euros plus 7% (notary / land registry) = 262,150 euros!
Equity capital is 120,000 euros.
So we would have to borrow 142,150 euros from a bank just for the house purchase.

However, a few renovations will be added:
- Level the garden with soil.
- Install roof windows.
- Real wood parquet in the dining/living area.
- Balcony enhancement possibly with stainless steel cladding.

I would take out a loan of 17,850 euros in addition to the house purchase loan, so a total of 160,000 euros because of the renovations we want to have done.
The current warm rent is 770 euros, which will then no longer apply.

Basic net salary WITHOUT monthly bonuses approx. 2000 euros!

My question:

Which financing would you choose, possibly with KfW or without?

I already have an offer from Wüstenrot as well as Kreissparkasse.
However, since I am not satisfied with the Wüstenrot service, they are already out.

Which bank can you recommend regarding interest rates as well as special repayments?

If it is the first heating system, wouldn't it have to be replaced now? Then the €18,000 definitely won't be enough.

According to the chimney sweep, this is still working, but according to the values, the burner must be replaced in the next few years. So for now, the heating system remains inside and is not included in the financing!

Wouldn't you prefer to just do the heating right away? Better to borrow a bit more and have peace of mind, before you have to finance again in a few years. Over 40 years is quite something after all.

So actually we wanted to leave the heating as it is for the time being, as I said, "actually"! What costs would come up to me just for the heating?

Are you really sure? By now, according to the [Energieeinsparverordnung], heating boilers older than 75 must be replaced, especially when the property is transferred, unless you fall under the exemption list. I would play it safe before you experience a surprise.
