Ok, you initially have just a bare AG for 140 sqm, but with 40+, clinker bricks, fireplace, etc. you are already going all out.
What is the cost per sqm there?

Please do not fixate on the mentioned house size, it only unnecessarily restricts the planning. Take it as a guideline.

A house/floor plan is planned suitably for the plot.

We pay for the house (painting and flooring still to come) about €2100/m2

Netto? Gross? (And now a few filler words…)

Why net?

Because the unanimous opinion here in the forum is that under 2500 €/sqm, (almost) nothing is really possible.
