House financing - What is the financial burden until moving in?

Hello everyone,

my partner and I are planning to buy or build a house.

We are currently in the process of planning the right financing and are getting advice or have a consultation appointment soon.

But beforehand, I am concerned about how it roughly works, and maybe someone can reassure me in advance or confirm my fears.

Assuming we have to take out a loan of XY euros.

Now the amount XY does not fall due immediately, but in our case, we pay in installments and according to the construction progress.

We decide on a monthly repayment amount.

Now the question:
Does this repayment amount become due IMMEDIATELY after signing the loan agreement, or does the repayment rate increase depending on the construction progress and payment progress?

In other words: Do I pay the repayment on top of my monthly rent, which exists until moving in, so that until moving in I have to pay my rent plus the agreed repayment every month?

Does anyone here have experience or can speak from experience?

It probably depends on the type of financing we choose, but maybe it can be answered roughly.

Because rent plus repayment, I wouldn’t even know how to pay that... But maybe that’s how it is, and I have just been too naive so far.

Some things are negotiable with the financing bank. As a rule, it is agreed that the repayment only begins after the entire loan has been disbursed, with interest naturally corresponding to the drawdown of funds. In a regular construction loan, a fixed amount for interest and repayment is usually agreed upon, with the repayment rate initially being 1-2%. Since the loan amount decreases through repayment, the interest also decreases; as the fixed amount remains, the repayment rate logically increases gradually.
